As we moved through the heart of summer, the Madison County and Gibson County real estate markets continued to show signs of a more balanced, price sensitive market. Buyers are still active, but they are taking more time to evaluate their options, while sellers are seeing the importance of realistic pricing and strong presentation.

Days on Market: Buyers Have More Time to Decide

One of the clearest changes in the July market was an increase in the amount of time homes are taking to go under contract. In Madison County, homes are taking longer to sell compared to this time last year.

Gibson County continues to move somewhat differently, with many well priced homes still attracting buyers relatively quickly. At the same time, the broader market is giving buyers more choices and more negotiating power than they had earlier in the year.
